Princes Street, or the Princes Street Business hub as referred to by the council, has seen the construction of Connexions 159 and the new Birketts HQ. However, the ‘third office block’, granted planning permission in 2014, would be the first building of a new business district between Princes Street and Portman Road. The plan is indicative and was drawn up by Cornish Architects, the architects of the third office block, on behalf of Ipswich Borough Council, whom are also the client of said building.
The layout would see the creation of four new plots, not allowing for the redevelopment of the Drum and Monkey Pub, which could each support the construction of a three to seven storey office building with adequate parking. A new, low priority, through road would also be constructed, connecting Friars Bridge Road, with Portman Road. However, the plan is indicative and was probably drawn up as an idea for a future, comprehensive masterplan of the area.
